Preparing Your Home for sale 

Any good agent will tell you “If you’re selling your home, make sure your home has curb appeal.” Remember, you can’t change a first impression. If your home looks like a diamond in the rough, think about putting a small investment into cleaning up the outward appearance.

Imagine that you are seeing the property as a potential buyer. You’ll want to do a little yard work – clear away dead shrubbery, and trim your trees and lawn. Weed the flower beds or plant some flowers that will bloom in season. Make sure the driveway is not stained, and if you can’t afford to paint the home entirely, at least make sure the front door and immediate entryway is immaculate.

Fresh and clean are still the keywords to making a good first impression once the potential buyer walks through the door. Studies show it will also net you a higher sales price! Unless a particular window is facing an eyesore or a neighboring building, open the drapes and let the sun shine in! Put your dog in the back yard or garage so he’s not jumping on the new people who just walked in…. they might have allergies! There is much you can do to improve the look of your home, without investing a great deal of money.

Below are this morning’s mortgage rates for North Carolina but first I want to provide you the definition of a note and why it is so important to review it before signing your final loan documents.

 A mortgage note is a promissory note (Definition below) associated with a specific mortgage loan; it’s a written promise to repay a specified sum of money plus interest at a specified rate and length of time to fulfill the promise. While the mortgage itself pledges the title to real property as security for a loan, the mortgage note states the amount of debt and the rate of interest, and makes the borrower who signs the note personally responsible for repayment.

 

 A promissory note, referred to as a note payable in accounting, or commonly, just a “note” is a contract where one party (the maker or issuer) makes an unconditional promise in writing to pay a sum of money to the other (the payee), either at a fixed or determinable future time or on demand of the payee, under specific terms. They differ from IOUs in that they contain a specific promise to pay, rather than simply acknowledging that a debt exists.)

It is critical to review your note before signing it to make sure it is accurate.  In North Carolina it is the closing attorney’s responsibility to review this with the borrower(s), however mistakes can be made since the attorney was not involved in the rate lock and loan itself.  We always review the note and the HUD1 with our customers as part of our service.

Wake Forest NC – Tax Credits and They’re GREEN!

Green Living Tax CreditsSorry – this post isn’t about the $8000 Tax Credit but if you would like to learn more about that feel free to visit this post!


This post is regarding some Tax Credits that you may be able to take advantage of next year for Living Green!  There are quite a few Tax Credits available and so many people aren’t aware of them!  Here are just a few:

  • Hybrids and Alternative Power Automobiles:  Depending on the type of car you purchased you may be eligible for up to a $7500 tax credit.
  • Solar Systems:  Through 2016 the government will consider grantin a 30% tax credit if you have installed OR HAVE a Solar Panel System installed in your home!  Check that one out – you just might be eligible!
  • Energy Star Heating and Cooling Systems:  If you have upgraded your heating or cooling system this last year to an Enery Star rated system you may be eligible for a 30% tax credit.
